02. Our Turnkey Main Contracting Approach

In a turnkey delivery model, we manage all phases from a single centre: site survey and needs assessment, take-offs and budget planning, programme scheduling, site organisation, procurement, and construction coordination. This simplifies the process and improves alignment between disciplines. By keeping multi-stakeholder progress under control—a common challenge in corporate projects—we track time, cost and quality in a measurable way and make the process visible through clear reporting.

04. Planning, Coordination & Multi-Discipline Management

A successful main contracting project depends on strong planning and accurate coordination. At KIL Inşaat (Construction), we analyse site conditions in detail, create a realistic programme, and manage delivery step by step.

Planning & Programme Management

Before mobilisation, we review site constraints, existing building conditions and operational requirements. Based on this, we build a programme that phases the work, clarifies key handover milestones and anticipates risks. By aligning take-offs, procurement planning and execution steps, we reduce waiting time, rework and unnecessary costs on site. We also integrate typical corporate-project revision requests into the planning workflow—so change remains controlled rather than disruptive.

Multi-Discipline Coordination & On-Site Integration

Administration buildings and industrial facilities involve multiple disciplines working in parallel—architectural works, structural works, finishes, MEP (mechanical, electrical and plumbing), infrastructure, and fire safety. The critical factor is sequencing: enabling teams to progress in the right order, in the right areas, without delays. We manage all disciplines under one coordination structure, monitoring progress through site meetings, checklists and quality inspections. This reduces clashes, keeps revisions controlled, and accelerates handover while protecting quality standards.

05. Delivery While Operations Continue

In industrial sites and corporate campuses, one of the most important requirements is to deliver works without interrupting ongoing operations. Where production continues, we proceed through phased working, area segregation, controlled access and time planning (including night/weekend working when required). This allows us to complete the scope in line with project goals—without disrupting the client’s daily flow. The result is a safe, high-quality, on-time handover that creates lasting value.
